Looking for a studio!

Hello! I am looking for a small/medium size production studio around 10-15m2). I am making soaps and experimenting with natural dyes from plants with textiles. It would be perfect that the space has an easy access to the sink! Maybe someone knows a space where my project can fit? Thank you in advance!
